CB Richard Ellis , a corporate real estate firm, consolidated several facilities in an effort to create a world class facility for their shared services division . IT, accounting and HR functions, as well as home to the CIO are the primary occupants. The design challenge was to ensure this facility embodied the CBRE global brand and standards, while giving each distinct group an identity within. The result is a 3 level, 90,000 SF space in the heart of Downtown Dallas with sophisticated workspaces, an energetic color palette, and a sustainable design. The space provides a sense of community promoting collaboration and productivity among departments with an appropriate blend of both quiet and energetic environments. Currently the team is pursuing a LEED Gold rating. Workspace utilization was evaluated to maximize flexibility for future modification through universal planning standards and modular systems. The consistent footprint allows for efficient space and easy reassignment of departments. CBRE’s corporate branding emphasizes the global reach and localized approach of CBRE’s mission. The acronym ‘RISE’ (Respect, Integrity, Service, Excellence) is an adage used in CBRE’s culture that was desired to be incorporated. The resulting design provides a unique identity for each department while providing local and global brand connection. Simple wall features used as bookends on each floor provide unifying element as well as a unique departmental identity. The elements double as subtle wayfinding for shared support functions. Expressive, angled forms break up the open-office space and provide consistent unifying elements on all 3 floors.
